Historic Gutterson Complex on Rose Walk in North Berkeley

Few properties capture the architectural heritage and scenic beauty of Berkeley as wonderfully as Rose Walk and its adjoining structures. I am delighted to present this Landmark for sale: nine units that grace the north edge of the Walk, itself a Berkeley Landmark completed in 1913 by pre-eminent Berkeley architect Bernard Maybeck. The four two-story duplexes and one cottage plus garages that comprise this property were designed by Henry Higby Gutterson as part of an integrated urban community of single family homes, duplexes and cottages facing a garden and bordering a public pedestrian walkway.

The duplexes were designed in 1924, just after the North Berkeley fire of 1923, and were completed over the next twelve years. They are constructed from a common palatte of materials: large wood shingles, unpainted vertical boards rounded at the ends, carved brackets under the eaves, and the characteristic unpainted stucco with its integral rosy tone.

Each duplex is unique in design, and set apart from the others so as not to encroach on views. Some have decks, others have balconies that provide views of the bay. Each unit has a garage and a sun porch of varying sizes. Completing the complex is a cottage of all-wood interior and exterior, with its own spacious redwood deck, that sits atop a three-bay garage. This structure and the garages for the other units, nine in total, face Codornices Road.
